Commercial Building Permit Plan Review Application

The North Summit Fire District has the responsibility of ensuring subdivisions, commercial structures, individual family dwellings and other structures meet the requirements of the (IFC) International Fire Code, Eastern Summit County Development Code – Title 11, & the 2006 (UWUI) Utah Wildland-Urban Interface Code. To ensure the safety of our residence and visitors, a North Summit Fire District ‘Letter of Approval’ is required on building, remodel, and lot permits.

A completed commercial plan review is required from a licensed 3rd-party fire protection review company. There will be 1 inspection fee, 1 fire approval letter, and impact fees required for all plan reviews and approval letters from NSFD. The 3rd party company will handle its own invoicing directly to you, the applicant. They will also need a signed agreement to work with them. An invoice from NSFD will be emailed to the email address provided on your application. Your application will not proceed until you have paid all fees. 

After all fees are paid by the applicant, the review process begins. NSFD has up to 21 business days to review commercial projects.

 

Process

A site plan shall be provided. This site plan must include the location of the nearest fire hydrant (with the length’s marked & measured by the way a fire truck would drive using fire access roads to your building, not as the crow flies), dimensions of all fire access roads (Grades, lengths, & width’s), & dimensions of driveways.

A pre-approval letter needs to be issued, and that is what you will upload to the building authority for permit approval. After the plan review is completed. The approval letter, along with the site plan with NSFD stamp of approval, will be sent to the applicant’s email address. This site plan, bearing a stamp of approval, must be submitted to the appropriate building department. 

After the permit has been approved by the County, the Fire District will approve and submit the ‘Approval Letter’ to the County ‘eprocess360’ system.

On-site inspections will need to be completed during the building process. After one failed inspection, any additional inspections will incur additional fees per the current fee schedule.
